Cockroaches need three things to establish a colony: food, water, and warmth. Mayer's housing stock gives them exactly that. A blend of early-1900s mining-era homes, mid-century ranch construction, and newer houses on wooded lots, many with basements unlike the desert floor below. Combined with Mayer's climate — a milder, higher-elevation climate than the Phoenix valley, with cooler nights, real winters, and less extreme summer heat — indoor cockroach pressure rarely lets up on its own.
Because sanitation and moisture are almost always part of the problem, our process pairs targeted gel-bait treatment with a review of what's drawing roaches in — a leak, exposed food storage, cluttered voids. Broadcast sprays just scatter a colony; bait placed at the harborage site eliminates it. A follow-up visit confirms results.
