Subterranean termites need soil contact and moisture to thrive, and Campbell's conditions — a temperate climate with minimal seasonal temperature swing, though fog and microclimates vary sharply by neighborhood — create exactly that. A mix of older wood-frame Victorian and mid-century homes and newer high-density construction, most without air conditioning given the mild climate. Termite colonies can go undetected for years, quietly compromising structural wood the entire time.
Because termite colonies operate underground and out of sight, our process leans heavily on inspection: checking every foundation wall, sill plate, and crawl space for activity. From there we deploy either soil treatment or a Sentricon-style bait and monitoring program, both backed by a written service report.
