Loleta's housing stock is part of what determines termite risk. A blend of established forest-adjacent communities and newer construction, with moisture management a defining concern. Combined with the local climate — a cool, wet coastal climate with heavy winter rainfall and cool, often foggy summers, unlike the rest of California — soil-to-wood contact points around the foundation are the most common entry route.
Because termite colonies operate underground and out of sight, our process leans heavily on inspection: checking every foundation wall, sill plate, and crawl space for activity. From there we deploy either soil treatment or a Sentricon-style bait and monitoring program, both backed by a written service report.
