Subterranean termites need soil contact and moisture to thrive, and Lutts's conditions — a climate defined by heat and humidity for most of the year, moderated only slightly by mild winters — create exactly that. Older wood-frame construction is common throughout this Delta-adjacent region, much of it on crawl spaces given the high water table. Termite colonies can go undetected for years, quietly compromising structural wood the entire time.
Because termite colonies operate underground and out of sight, our process leans heavily on inspection: checking every foundation wall, sill plate, and crawl space for activity. From there we deploy either soil treatment or a Sentricon-style bait and monitoring program, both backed by a written service report.
